NunatuKavut Community Council (NCC) along with Black Tickle Gas & Convenience (Project Proponent) are inviting proposals from qualified General Contractors to Design & Build a Groomer Shed at Black Tickle, NL. The successful contractor will be responsible for all materials, labor and permits required to complete the project. Successful bidder must work with Project Proponent to ensure design adheres to Canadian Construction Practices & Regulations.

Submissions must be received by 16:30 AST on March 06, 2024. All proposals will be reviewed by Project Proponent with the successful general contractor being notified within five (5) working days, with project work to start shortly thereafter.
GUIDELINES
- The contractor will be required to provide a Certificate of Insurance upon project startup,
- The contractor will be required to provide a Letter in Good Standing with Workplace NL,
- Preference may be given to contractors registered with the NunatuKavut Business Registry,
- The successful contractor will be required to participate in a project kickoff and project completion meeting,
- Project to be completed during the 2024 Construction Season.

REQUIREMENTS
The following items will be required with your submission:
- Detailed work proposal satisfying NCC’s scope of work.
- Completed application, provided in this document.
- Provide two (2) client references.
SCOPE OF WORK
Scope of work to include:
- Provide all labor, equipment & materials for 40’ x 30’ x 14’ heated garage,
- Design of 40’ x 30’ x 14’ wood structure,
- Site works:
- 70’ x 50’ compacted work site, 1’ minimum thickness with minimum 6” of compacted crushed stone,
- Positive drainage away from building,
- Foundation/ slab on grade:
- Footing to be 12” x 6” concrete with 12mil reinforcing rebar,
- Foundation to 6” x 6” concrete with 12 mil reinforcing rebar,
- Floor slab to be 6” concrete with 25mil reinforcing rebar,
- Wall construction:
- 2” x 6” x 14’ @ 16” OC,
- ½” plywood exterior sheeting and finished with metal siding,
- 3/8” plywood interior wall finish with R-20 insulation & vapor barrier,
- Primed & painted interior wall finish,
- Install 2 manual operated insulated garage doors on either end of building, 12’ high x 16’ wide,
- Install 1 @ 36” x 80” steel exterior door,
- Install 3 @ energy efficient windows 36” x 48”, or similar,
- Roof construction:
- Rafters 34’ long, 2” x 6” lumber,
- 5/8” TG OSB sheeting,
- #1 roofing shingles (tarred edges) or metal roofing system
- Double R-20 Insulation,
- Heave and roof vents,
- Working bench:
- Construct heavy duty work bench 2’ wide x 16’ long x 3’ high with 1 @ mid-shelf,
- Electrical:
- 200-amp service,
- 3 @ 7500-watt garage forced air heaters,
- 2 rows @ 30’ long LED shop lights,
- 8 @ GFCI for internal use 2 @ GFCI for external use,
- 5 @ outdoor LED lighting, 2 each for garage doors and 1 @ entrance door
- Site works:
- Building design and materials must be approved by Project Proponent.
- Project to be completed by October, 2024.
- The successful contractor will be responsible for proper disposal of all materials.
PROPOSED PAYMENT SCHEDULE OF PROJECT MILESTONES
- 30% released upon Project Award & Contract Signing.
- 30% released upon completion of site/ ground works & concrete works.
- 20% released upon electrical rough-in completion.
- 20% released upon project completion.
Each milestone reached must be accompanied by invoice that requires Project Owner Approval.
